Building Inspections

As qualified registered builders RBP: 102685 with a CERT 111 in Wall and Floor tiling to assess workmanship is carried out in a proper and proficient to the new Building Services (Complaint Resolution and Administration) Bill 2010 Part 2 Division 1 s5 (1) (a).

If a dispute is complex or intractable, the Department of Building & Energy may refer the matter to the State Administrative Tribunal under s38 (1) of the Act where we can assist in the process.

Why is substandard workmanship important to the builder, tradesman and homeowner?

If workmanship does not comply to the relevant BCA, manufacturer’s specifications and to the Australian Standards, subsequent property damages caused by substandard workmanship is often uninsurable (see the Exclusion clauses in your home insurance policy disclosure document).

For example; if surface water on your bathroom floor does not flow and drain into the floor waste and causes flooding onto the passage carpets or timber floors or furnishings, the insurer is not obliged to fix the damages!

The BCA is often used incorrectly and applied to the physical construction of the building. The BCA is the technical provision to the design and construction of buildings, to achieve the performance requirements. The Australian Building Codes Board says: the BCA does not describe how a product is made or created, or the workmanship quality to be achieved.

We conform with the guidelines in the AS4349.0-2007 Inspection of buildings Part 0; General requirements in the preparation of our reports. We also conform to the District Court code of conduct to expert witnesses.

We include our qualifications so we are confident our findings will be acknowledged and accepted by tribunals, the local magistrate's court, up to the Supreme Court of Western Australia.

We assess CERAMIC, NATURAL & CONGLOMERATE TILES are installed in a proper workmanlike manner.

We provide advice on the AUSTRALIAN STANDARDS and its role in wall and floor tiling and associated trades. We provide advice on the BUILDING CODE of AUSTRALIA v1 or v2, to residential or commercial properties.

We advise consumers on the limitations of the Building Services (Complaint Resolution and Administration) Act 2011.
